Developing above Crossrail: A journey of collaboration and opportunity

A workplace at the heart of the Elizabeth Line

When the long-awaited Elizabeth Line opens, Farringdon station will be one of Europe’s busiest stations with connections to Thameslink services and three separate London Underground lines.  With an estimated 162 train movements per hour, Bloom Clerkenwell will become one of London’s best-connected workplaces. The major infrastructure project will enable an additional 82,000 passengers to make seamless journeys through Farringdon.

But the journey towards creating an over-station development isn’t always as seamless as tapping your Oyster card at the ticket barrier – especially for a development the scale of Bloom Clerkenwell. Sitting directly above the Farringdon Crossrail station, Bloom Clerkenwell was presented with a specific set of challenges that your usual development would never need to address. For example, the station structure is also the foundation for Bloom. However, close collaboration between HB Reavis, Crossrail and Transport for London has allowed us to overcome the complex design challenges involved to deliver a truly well-connected workspace at the heart of London’s budding tech district.

Last week, HB Reavis hosted a Crossrail briefing courtesy of the Central District Alliance and the London Property Alliance at Bloom Clerkenwell. During the session, Mark Wild, CEO of Crossrail Ltd, spoke enthusiastically about the opportunities the Elizabeth Line will bring to London. Services at Farringdon station are forecast to open between by early summer 2022, with full end-to-end services expected to commence no later than May 2023.

Bloom Clerkenwell’s proximity to Farringdon opens up a number of opportunities for people to make the most of the new working patterns that have emerged from the pandemic. With links to outer London, the home counties, Canary Wharf and three of London’s five airports, Bloom Clerkenwell makes it easy for employees to adopt a hybrid model of working – spending two to three days in an office – more desirable and facilitating greater work/life balance. Meanwhile, Bloom’s own building app will make ‘life admin’ just as easy even when employees aren’t working from home, providing the ability to make restaurant reservations or arrange their dry cleaning in a couple of taps.
